Roof Replacement Contractors: Which One Is Right for You?

Replacing your current roof is a major project, so of course you want it done right. Even if you’ve owned a home for a while, with today’s durable roofing materials, you may not have any experience with searching for roofer services. As with all home improvement projects, it’s best to talk to at least three potential providers before making a choice.  Here are questions to ask when interviewing roof replacement contractors.

1. Are you insured, licensed and located in my area?

Be sure to ask for each company’s full name and physical address. A company that’s using a P.O. box address is probably not well-established. You can use each company’s name and address to look for any unresolved complaints with the Better Business Bureau. It’s a good idea, too, to do an online search of the company, looking for Google reviews or information on social media. 

It’s critical to check each company’s insurance and licensing information. In Florida, you can verify a license number quickly online through the Florida Department of Business and Professional Regulation.  The listing will show if the roofing replacement contractors’ licenses are currently valid. Double-check that each contractor carries worker’s compensation and liability insurance. Without it, you as the homeowner could be liable in case of an accident at your home.

2. Who will be actually working on my roof?

Large roofing companies may use only their own employees. Smaller roofing replacement contractors may hire subcontractors or do the work themselves. A company with a larger team of workers may be able to complete your job faster. If subcontractors are involved, be sure to ask for their names and license information so you can verify it.

3. What warranties apply to my project and how long have you been in business?

When it comes to your roof, you don’t want any surprises when the project is finished. Typically a manufacturer’s warranty covers the roofing materials themselves. Ask about this type of warranty and any warranty on labor the roofing replacement contractors might offer. A quality roofing company will be experienced in the trade and want you to be completely satisfied with your project.

4. What is the estimating process?

Of course, the price tag is important when replacing a roof. Roofing replacement contractors should give you a free estimate in writing that details exactly what is to be done and the costs of labor and materials. As you compare these estimates remember that cheaper is not always better: The lowest price contractor may not have the same level of skill or their estimate may not include something that the other estimates cover. 

The estimate should also include a timeline for your project. Which contractor most closely aligns with your timing could be a deciding factor.  Ask each contractor how they address delays due to weather, material or other challenges.

5. What steps do you take during and after the project to protect my home?

Ask how the contractor protects your lawn or landscaping during construction. How are old roofing materials and other refuse removed from your home? Will there be a dumpster brought to your site? Do they take care to not leave nails or other debris behind?

6. How do I pay you?

Will you need to finance your project? Ask each contractor if that’s something they offer. Otherwise, do they accept cash or credit cards?
